Repairs

Response times for day-to-day repairs and their descriptions

Emergency & Urgent Repairs

1. Emergency repairs

(to be completed or made safe within 24 hours)

  • Total loss of electrical power *
  • Partial loss of electrical power
  • Unsafe power, lighting socket or electrical fitting
  • Total loss of water supply *
  • Partial loss of water supply
  • Total or partial loss of gas supply *
  • Gas leak *
  • Blocked flue to open fire or boiler
  • Total or partial loss of water heating
  • Total or partial loss of space heating from 1 November to 30 April
  • Blocked or leaking foul drain or soil stack (where there is no other working toilet in the premises)
  • Blocked or leaking toilet pan (where there is no other working toilet in the premises)
  • Leaking roof
  • Insecure external window, door or lock
  • burst pipe
  • alarm faults *

Innisfree provides an out-of-hours emergency repairs service.

* If these problems occur out of hours, tenants have been advised to call out the fire service, the electricity, gas or water board first, before notifying our emergency contractors.

2. Urgent repairs

(to be completed within 5 working days)

  • Toilet not flushing (where no other working toilet in the house)
  • Blocked sink, bath or basin
  • Tap cannot be turned
  • Leaking water tank, pipe or cistern
  • Rotten timber flooring or stair tread
  • Door entry phone not working
  • Electrical extractor fan in internal kitchen or bathroom not working
  • radiators not working

3. Routine (to be completed within 28 days)

These are essential repairs which cannot be postponed until a later date or included in the following year’s scheduled programme and include items such as :-

  • repairs to/easing of windows, internal doors (including cupboard doors) which do not close properly but are not a security risk;
  • repairs to sanitary goods;
  • defective guttering;
  • Non-urgent electrical work.
