Your Tenancy

Your tenancy agreement is the legal agreement between you and Innisfree. It sets out your rights and responsibilities as a tenant, as well as our responsibilities as your landlord.

It is important that you understand the conditions of your tenancy and let us know if your circumstances change.

This page gives you an overview of managing your tenancy and links to more detailed information about your home.

Your Tenancy Agreement

Your tenancy agreement sets out the terms and conditions of your tenancy.

It includes information about your rent, looking after your home, who can live with you, your responsibilities as a tenant and circumstances where you may need our permission before making a change.

The exact terms that apply to you depend on your individual tenancy agreement. If you are unsure about any of your tenancy conditions, please contact your Housing Officer.

If you need a copy of your tenancy agreement, please let us know by emailing housing@innisfree.org.uk

Your responsibilities

As an Innisfree tenant, you are responsible for looking after your home and keeping to the conditions of your tenancy agreement.

This includes:

  • paying your rent and any service charges when they are due
  • taking reasonable care of your home
  • reporting repairs to us in a timely manner
  • allowing reasonable access when we need to inspect your home or carry out repairs, maintenance or safety checks
  • behaving responsibly and making sure members of your household and visitors do not cause nuisance or antisocial behaviour
  • looking after any garden or other area that is your responsibility
  • asking for permission where your tenancy agreement requires it.

Your individual tenancy agreement contains the full conditions that apply to your tenancy.

Changes to your household or circumstances

Please tell us if there is an important change to your household or circumstances.

This could include someone moving in or out of your home, someone joining or leaving your household, changing your contact details, or another change which may affect your tenancy.

Some changes may require our permission or supporting information.

If you are unsure whether you need to tell us about a change, please contact your Housing Officer by emailing housing@innisfree.org.uk

Making changes to your home

You may need our written permission before making alterations or improvements to your home.

Please contact us before starting any work so that we can let you know whether permission is needed, and whether any conditions apply.

Some adaptations may also be available if you need changes to your home because of a disability or other assessed need.

Adaptations and Improvements

Keeping a pet

You must ask Innisfree for permission before getting or keeping a pet.

When considering a request, we may take into account your home, access to outside space, the needs and welfare of the animal, the impact on neighbours and any restrictions that apply to the property or estate.

We will not unreasonably refuse a request, where it is safe to do so.

If permission is given, you are responsible for your pet’s welfare and behaviour and for making sure it does not cause nuisance to other residents.

If you do not keep to the terms of your tenancy agreement

If the conditions of a tenancy are breached, we will consider the circumstances and what action is appropriate.

Where possible, we will work with residents to resolve problems before considering formal action. However, serious or persistent breaches of tenancy may result in enforcement action.

If you are worried that you may have breached your tenancy conditions, please contact your Housing Officer as soon as possible by emailing housing@innisfree.org.uk

If you want to move

There are different options if you want or need to move home.

Depending on your circumstances, these may include applying for a transfer or exchanging your home with another eligible social housing tenant.

Because Innisfree is a small landlord, only a limited number of homes become available for transfer each year. Innisfree also provides residents with free access to HomeSwapper to look for mutual exchanges – this is often the fastest way to move homes!

Ending your tenancy

If you decide to leave your Innisfree home, you need to formally end your tenancy and give us the notice required by your tenancy agreement.

Before leaving, you will need to:

  • tell us when you intend to leave
  • pay any rent or other charges due
  • remove your belongings and leave your home clean and tidy
  • arrange for unwanted items to be removed
  • return your keys as instructed.

Tenancy Fraud

Tenancy fraud happens when a social housing home is used or obtained dishonestly.

This can include giving false information to obtain a tenancy, unlawfully subletting all or part of a home, or falsely claiming to live in a property as your main home.

Tenancy fraud reduces the number of homes available to people who need them and may result in action being taken against the tenancy.

If your circumstances change or you are unsure whether something is permitted under your tenancy, speak to your Housing Officer. Likewise, if you are concerned about the use of another Innisfree property, please do let us know by emailing housing@innisfree.org.uk

Your Housing Officer

Your Housing Officer can help with questions about your tenancy and housing management.

If you are unsure about your tenancy conditions, need permission for something, need to tell us about a change or do not know which service you need, they can help direct you to the right place.
